We are very proud to own some of the most desirable and sought after properties on campus and as a result they do rent fast. Since our properties are so highly updated with some in quiet neighborhoods we request that you be a respectful neighbor that cleans up your trash, doesn't create noise, and avoids house parties (kegs not allowed). PLEASE READ OUR NOISE ORDINANCE AND PARTY POLICY section of the lease.

Our highly professional staff is in place to ensure you a smooth move in and provide you with the necessary maintenance of your new home.

Rental Procedures

We begin showing campus properties in October for a next summer move in. Our campus properties are in high demand and are usually fully rented by November. Please check this website for availability and contact us by clicking here to let us know what properties you are interested in viewing and follow the rental procedures below. For non campus properties simply follow the procedures below.

  1. Setup a showing for the property or properties you are interested in seeing by Contacting Us.

  2. Once you find a property you would like to rent notify us and have everyone that will be on the lease complete a rental application online

    You can generate a Rental Agreement right now for properties that are available to rent, by selecting the Properties Address from the Drop Down List below :

  3. If accepted we will then meet with you to sign the lease (all parties must be present) and receive your security deposit from you which equals one months rent. You can pay your deposit with a check, money order, or cash made out to Ohio State Properties.

  4. Each cosigner (Guarantor) must sign on behalf of their student with our Campus properties within 2-3 business days after the students sign the lease, otherwise the lease may be terminated by OSP at our discretion. Each parent is only responsible for a fraction of the liability which is one divided by the number of people on the lease. Example: If there are 7 people on the lease then the parent would be responsible for 1/7th. If you are 23 years of age of younger you must have a parent consign the lease. If you do not have a parent able to consign the lease let us know up front at the time we are showing the property to see if an alternate consigner can be agreed upon.

  5. Fill out ACH Form online by CLICKING HERE so that your rent is automatically deducted from you account each month.

  6. For any campus property, your first months rent is due one month before your lease begins. (No later than July 15th). Then you pay every month on the month it is due.

  7. Enjoy your new home!

Reasons for not being accepted include but are not limited to the following:

  1. Any false information listed on rental application
  2. Your current residence being unkempt
  3. Any criminal background
  4. Any credit problems or issues
  5. Comments made by references listed
  6. Drug and/or drinking problems or any history of it.
  7. Any pet on premises. Pets are not allowed even to visit.
  8. Deposit check bouncing.
